Prestige Group Plans Big Delhi-NCR Expansion by 2026
The real estate landscape of Delhi-NCR is set for a major shake-up as Bengaluru-based Prestige Group prepares for an aggressive expansion by 2026. Riding high on the overwhelming success of its flagship project, Prestige City in Indirapuram Extension, Ghaziabad, the company now plans to strengthen its footprint across the region including Delhi, Gurgaon, and Noida.
Prestige City: A Mega Success Story
Prestige Group’s journey in North India began with Prestige City, a project that turned heads and redefined luxury living in Indirapuram Extension. The developer sold more than ₹8,000 crore worth of inventory out of a total ₹11,000 crore in the first phase alone. Such massive success pushed the company to quickly launch another phase named MayFlower, valued at ₹2,200 crore in gross development value (GDV).
This incredible response from homebuyers has proven that Delhi-NCR’s appetite for high-quality, branded housing remains strong. Buyers are not just looking for homes anymore they’re looking for holistic communities that offer security, amenities, and long-term value.
Ambitious Expansion Plans for 2026
Prestige Group isn’t stopping here. According to Praveer Srivastava, Senior Vice President of Prestige Group, “We are already working on proposals in Gurgaon, Delhi, and Noida. Definitely, we are here for the long term. We aim to deepen and widen our footprint. Hopefully, by 2026, we’ll have multiple new projects in the Delhi-NCR market.”
This statement highlights the company’s confidence in Delhi-NCR’s potential. The region is now the country’s largest contributor to Prestige Group’s sales, surpassing even its primary markets in Bengaluru and Mumbai. In the first half of FY26, Delhi-NCR accounted for a massive 45% of total sales, underscoring its growing dominance in India’s real estate sector.
Record-Breaking Sales Performance
Prestige Group’s performance has been nothing short of exceptional. For the half-year ending September 2026, the company achieved sales worth ₹18,143 crore a staggering 157% year-on-year growth. Sales volumes reached 13.96 million square feet, totaling 6,788 units sold. Even more impressive, the company’s second-quarter sales alone grew by 50% compared to the previous year.
The numbers speak for themselves. Apartments saw an 8% rise in average realization, reaching ₹14,906 per sq ft. Meanwhile, plotted developments jumped an incredible 43% to ₹9,510 per sq ft. Clearly, Prestige Group’s shift toward plotted communities is paying off.
Plotted Developments: A Rising Trend
There’s been a noticeable shift in buyer preferences. Today’s homebuyers want not just open land but a developed, ready-to-live community. Prestige’s plotted developments come with well-designed clubhouses, quality infrastructure, and clear property titles. Each plot includes plug-and-play utilities and smart layouts, creating a fully integrated neighborhood.
Srivastava pointed out, “Our plotted developments are typically priced 20–25% higher than the market, yet they sell out in the very first month. Buyers see the value in well-planned communities.” This approach reflects the evolving expectations of modern Indian homeowners who prioritize convenience, aesthetics, and credibility over quick bargains.
Future-Ready Growth Across Cities
Beyond Delhi-NCR, Prestige Group has an exciting line-up for the near future. In Thane’s Mira Road, it plans to launch Prestige Garden Trail another ambitious residential project. Bengaluru will see three new high-rise residential towers and one plotted development, together valued at ₹7,500 crore. In Hyderabad’s Kollur area, a massive 5,000+ apartment complex with a GDV of ₹7,500 crore is also in the works.
Srivastava revealed, “We’ve done ₹18,000 crore in bookings during the first six months of FY26, compared to ₹17,000 crore in all of FY25. We expect a 50–60% rise in overall growth this year.”
This shows how Prestige Group continues to outperform itself, breaking sales records and redefining benchmarks across India.
Commercial Leasing on a High Note
The company’s commercial segment also mirrors its residential success. Prestige Group leased 6 million sq ft of office space in the first nine months of 2025 equal to its entire leasing volume in 2024. This signals a robust comeback in corporate real estate demand and Prestige’s growing dominance across both residential and commercial segments.
