DDA Towering Heights Phase 2 Launch: Premium 2BHK Flats Redefine Urban Living in East Delhi

The Delhi Development Authority has kicked off 2026 with a major residential announcement. It has launched Phase 2 of the DDA Towering Heights project at the East Delhi Hub in Karkardooma. This development already stands as Delhi’s first housing project under the Transit-Oriented Development (TOD) policy.

With premium pricing, unmatched connectivity, and a landmark design, this phase strengthens DDA’s vision for future-ready urban housing.

A Quick Overview of DDA Towering Heights Phase 2

DDA launched the second phase of its Premium Housing Scheme on January 3, 2026. The authority has offered a total of 848 flats in this phase.

Out of these, 741 flats are available for individual buyers on a first-come, first-served basis. Meanwhile, 107 flats are reserved for bulk allotment to eligible government institutions.

This clear segmentation ensures transparency and wider participation.

Registration and Booking Dates You Must Know

Timing plays a crucial role in premium housing schemes. DDA has announced a well-structured schedule for Phase 2.

The registration process begins on January 8, 2026. Flat bookings will start on January 23, 2026, which coincides with Basant Panchami, an auspicious day for new investments. The scheme will officially close on March 31, 2026.

Therefore, early applicants will enjoy a better chance of securing their preferred unit.

Pricing Details and Payment Structure Explained Simply

The disposal price of the 2BHK flats ranges between ₹1.78 crore and ₹2.35 crore. These rates place the project firmly in the premium category.

However, there is an important advantage.

Since construction has crossed 90% completion, buyers need to pay only 75% of the disposal cost initially. The remaining amount will be payable at possession.

The booking amount stands at ₹4 lakh per flat. DDA will adjust this amount against the final price after allotment.

Additionally, GST applies at the prevailing rate of 5%. Maintenance charges, water connection fees, and conversion charges remain separate.

No Cap on Bookings for Retail Buyers

One major highlight of this scheme is flexibility.

DDA has imposed no restriction on the number of flats a retail buyer can book. Investors and end-users can apply for multiple units under the same category.

Applicants must submit forms online through DDA’s Awaas Portal. A one-time registration fee of ₹2,500 applies, although existing users enjoy a full waiver.

This digital-first approach simplifies the entire process.

Bulk Allotment for Government Institutions

DDA has also reserved 107 flats for bulk allotment.

Any application for 10 flats or more will qualify as a bulk purchase. Eligible institutions include central and state government departments, PSUs, universities, and autonomous bodies.

This step ensures planned institutional participation while maintaining balance in residential allocation.

Delhi’s First TOD Housing Project Sets a New Standard

Towering Heights holds a historic position.

It is Delhi’s first residential project developed under the TOD policy. The project includes a 48-storey tower rising to 155 metres, which makes it the tallest residential building in Delhi.

NBCC manages the project, ensuring high construction quality and execution discipline.

The larger East Delhi Hub spans 30 hectares and integrates residential, commercial, and civic spaces around a major metro interchange.

Connectivity That Truly Works for Urban Buyers

Location remains the biggest strength of this project.

Towering Heights sits right next to the Karkardooma Interchange Metro Station, which connects both the Blue and Pink Lines. It also enjoys smooth access to NH-9 and NH-24.

Anand Vihar ISBT and railway station lie nearby, adding regional connectivity. As a result, daily commuting becomes faster and more predictable.
