DLF Sells 173 Ultra-Luxury Homes

India’s DLF, the leading real estate giant, seems to have hit the jackpot with its ultra-luxury residential project ‘The Dahlias’ in Gurugram. Strikingly, 173 apartments in the project have been sold off for a jaw-dropping Rs 11,816 crore, due to brisk orders from the ultra-rich in India and NRIs.

Unrivalled Luxury in Gurugram

‘The Dahlias’ is located in the prime DLF Phase 5 region and sprawls over an area of 17 acres featuring high-end apartments and penthouses across 420 such units. The minimum size of an apartment is 10,300 square feet, and they stand to be the twin definitions of luxury living.

On an average, each apartment was sold for about Rs 70 crore with the square foot rates being, Rs 64,000, on saleable area and Rs 1,05,000 on carpet area.

Booming Demand for Super-Luxury Homes

“Very strong underlying demand” for such exclusive homes was stressed by DLF Group MD Ashok Tyagi. As per DLF Home Developers Joint MD Aakash Ohri, record sales have been driven by ultra-high-net-worth individuals (UHNWIs) from all over India and NRIs looking for such premium living spaces.

Future Development & Investment

DLF will be investing wito the tune of Rs 8,000 crore over a period of next 4-5 years for ‘The Dahlias’ that shall see development of 74 lakh square feet of built-up area and 45 lakh square feet of saleable area. Revenue potential initially came out to about Rs 26,000 crore, but with gradual sales of the remaining inventories, the figure can go beyond Rs 35,000 crore.

Luxury Home Demand Cloud Nine After the Pandemic

Gradually, the post-COVID luxury home demand has grown exponentially, with India’s super-rich endlessly searching for huge residences with brand names. DLF’s success with The Dahlias concurs with trends set forth by its preceding luxury project at the same location, The Camellias.

DLF’s Performance Shows Resilience

In a landmark project, DLF recently recorded a 61% rise in consolidated profit for the December quarter, amounting to Rs 1,058.73 crore. It had reported all-time high sales bookings of Rs 12,093 crore. For the period April-December 2024-25, net profit of DLF has soared, reaching Rs 3,084.62 crore against Rs 1,803.71 crore last year. Total income also showed an increase to Rs 5,648.12 crore in the first nine months of this fiscal.
