Delhi’s Affordable Housing Boost: DDA Offers Flats for LIG & EWS.

DDA to launch flats

DDA Phase II Jan Sadharan Awas Yojana: Affordable Homes for Delhi Residents

Delhi Development Authority (DDA) will launch Phase II of the Jan Sadharan Awas Yojana on November 11, 2025. This initiative provides 1,537 affordable flats for low-income (LIG) and economically weaker sections (EWS). Following the huge success of Phase I, DDA responds quickly to meet the rising housing demand.

Officials design these flats in emerging residential hubs, ensuring connectivity, convenience, and better living standards for residents.

Locations of Flats

DDA offers flats in Shivaji Marg (Moti Nagar), Ramgarh Colony, Rohini Sectors 34 & 35, and Narela, Sector G6–G7, Pocket 11.

  • Shivaji Marg, Moti Nagar: 36 EWS units, priced between ₹25.2 lakh and ₹32.7 lakh.
  • Ramgarh Colony: 73 LIG flats, priced up to ₹14.5 lakh with a 15% discount.
  • Rohini Sectors 34 & 35: 308 LIG flats, each around ₹14.2 lakh.
  • Narela: 1,120 EWS units, approximately ₹11.9 lakh, with a 15% discount.

These locations offer excellent connectivity, nearby metro stations, schools, hospitals, and parks. Residents can enjoy modern urban amenities while staying close to work and daily needs.

Registration and Booking Process

The registration opens at 12 pm on November 11. Applicants must register on the DDA Awaas Portal: https://eservices.dda.org.in

  • Pay ₹2,500 as a one-time registration fee.
  • Book flats by paying ₹1 lakh for LIG and ₹50,000 for EWS units.

Applicants who registered in Phase I do not need to register again. DDA allocates flats on a first-come, first-served basis, ensuring transparency and fairness.

Why This Scheme Matters

Delhi’s property prices often make homeownership difficult for low and middle-income families. This scheme bridges the affordability gap.

Phase I witnessed 1,167 flats booked within hours, showing overwhelming demand. Therefore, DDA launched Phase II to expand opportunities for more families.

The scheme also supports urban growth, as it encourages population distribution in emerging hubs. It prevents overcrowding in central areas and promotes sustainable urban planning.

Features of the Flats

Each flat under this scheme offers:

  • Functional layouts for comfortable family living.
  • Easy access to public transport, including metro and bus routes.
  • Discounted pricing for EWS and LIG categories.
  • Proximity to schools, hospitals, and parks for better quality of life.

However, residents must pay additional conversion and water connection charges.
