Israel’s top aerospace player is making a serious bid in India.
Its domestic arm, Israel Aerospace India Services Pvt Ltd, recently inked a new lease in Gurugram.
The Deal in Numbers.
One whole floor at Intellion IT Park, Tower 1.
Size is 45,277 sq ft.
Monthly rent will be ₹32 lakh-plus.
Price per sq ft. is Approximately ₹71.
Expensive, yes but prime locations never come cheap.
Lease Structure.
The agreement begins on May 5, 2025, for a period of five years.
Overall payment during the tenure is Approximately ₹20.5 crore.
There’s also a 15% rent increase every three years.
Security deposit stands at ₹1.6 crore.
And quite interestingly, the intent letter was signed as far back as August 2023.
Ready for Operations.
With SEZ approvals in place, the firm can initiate several activities from this hub.
That encompasses IT services, repair work, business support, and operations work.

Why It’s Important.
This isn’t just another leasing transaction.
It’s Israel Aerospace Industries- the nation’s largest defence and aviation producer going all out for India.
The Gurgaon headquarters fits perfectly into the Atmanirbhar Bharat drive.
Imagine: greater local production, tech support, export prospects, business opportunities.
What Managers Are Saying.
Danny Lauber, India CEO, previously teased out images of grander ambitions:
“Would like to establish a big MRO hub in Gurgaon. Waiting only for clearances. This is phase one, many more to come.”
Location Advantage.
Project location is strategically located close to Golf Course Extension Road.
Ready access to NH-8, Delhi, Sohna Road, and MG Road makes it a hot spot.
No surprise that technology majors like Google too have established here.
Gurgaon’s Office Market Is Humming.
It’s not Israel Aerospace alone.
In the last few months, German IT company Nagarro acquired 7 lakh+ sq ft. in Udyog Vihar.
Office space provider Table Space took on more than 5 lakh sq ft, with Google being the eventual occupant.
Obviously, Gurugram’s Grade-A office space is burning hot.
And this new entry by Israel Aerospace only fuel that fire further.
Looking Ahead.
For Gurgaon, this isn’t another corporate lease it’s a sign.
Global defence titans are no longer dipping their toes; they’re digging in.
With Israel Aerospace filling the gap, the city takes a step closer to being a serious aerospace and high-tech manufacturing hub.
And that translates into more jobs, cutting-edge skills, and a robust ecosystem for Indian talent.
