Out of the total inventory, M3M India will develop approximately 300 residences in Gurugram, while Smartworld Developers will construct about 650 homes in Noida. Together, these projects will cater to a niche yet fast-growing segment of ultra-affluent buyers.

Gurugram Project: Ultra-Luxury Living on Dwarka Expressway

M3M India will invest around ₹2,000 crore, including land costs, in this project. The development will feature a G+25 structure with a total built-up area of approximately 1.3 million sq ft. The project aims to generate a topline of nearly ₹4,700 crore.

Apartment sizes will range between 4,200 sq ft and 4,600 sq ft, ensuring expansive layouts and high privacy. Prices will start from ₹15 crore, with an average rate of around ₹37,000 per sq ft.

Noida Project: A New Luxury Address in Sector 98

Smartworld Developers will develop the Noida project in Sector 98, one of the city’s most promising luxury micro-markets. The project will sit on a six-acre land parcel with a developable area of about 1.2 million sq ft.

The total investment for this project will reach around ₹1,500 crore, with an expected topline of nearly ₹3,500 crore. The project will offer 650 units, which include 200 large luxury residences and 450 serviced apartments.

Luxury apartments will range between 2,850 sq ft and 3,810 sq ft, while serviced suites will measure 700–800 sq ft. Prices for luxury residences will start from ₹9 crore and go up to ₹12.5 crore. Serviced apartments will begin at approximately ₹3 crore, with rates close to ₹33,000 per sq ft.

Consequently, Noida continues to strengthen its position as a serious contender in the ultra-luxury housing space.
