Gurugram Leads NCR’s Luxury Residential Hype

It’s official Gurugram is not only growing, it’s ruling. Particularly luxury homes. Between January and June 2025, 5,168 upscale residential properties were sold in Delhi-NCR. Surprise? Gurugram alone recorded 4,693 of those. That’s a whopping 91% share. Mind-blowing, right ?

JLL Report Drops the Mic on Market Trends

A new report from realty behemoth JLL (Jones Lang LaSalle) just confirmed what everyone in the business’ been talking about-Gurugram is officially the luxury capital of North India.

And it’s not just about volume. It’s about prices. All these houses are ₹5 crore and more. The ultra-high net worth are definitely placing big bets on lifestyle.

SPR and Dwarka Expressway Are the New Real Estate Goldmines

Two names repeatedly cropped up—Southern Peripheral Road (SPR) and Dwarka Expressway. These two corridors alone accounted for 61% of Gurugram’s luxury residential sales.

SPR led the charge with a clear 39%, while Dwarka Expressway contributed 22%. Other upscale areas such as Golf Course Road and Golf Course Extension Road also contributed.

Luxury Sales Increase As the Overall Market Slows

Here’s the kicker-total housing sales in NCR actually declined by 23% across price segments this year. But grandeur houses? They defied the trend.

“Luxury now accounts for 27% of all residential sales,” said JLL chief economist Dr. Samantak Das. Two years ago, it was just 12%. That’s a solid growth.

Noida Trails Behind in the Race

While this, Noida did not quite match. It saw only 475 transactions of luxury homes. Not even near. Evidently, Gurugram has taken away the show.

Developers Say: It’s Not Just Homes, It’s a Lifestyle

So, what is driving this massive change? Developers claim it’s a attitude shift. Buyers these days are not just looking for space-they’re looking for luxury living, privacy, security, upscale amenities.

“If the product delivers, price becomes secondary,” Aakash Ohri of DLF said. Basically, buyers are on the hunt for experiences, not just residences.

Infrastructure Wins Are Pushing Prices and Demand

Pile onto that the mega infrastructure wins—the much-delayed Dwarka Expressway is finally complete, and the Gurugram Metro is on the horizon.

These updates are heating up lavish areas even more and making them more habitable.

Connectivity + comfort = real estate magic.

Experts Sound a Word of Caution

But not everyone’s clapping. Veteran property analyst Vinod Behl warns of long-term risk. “Luxury can’t carry the whole market .”

Budget and mid-segment housing is still shrinking, and that’s bad news. If it continues, total residential sales might start falling even harder. Basically, luxury is booming, but the foundation’s starting to crack.
